NORTHERN HILLS SECOND SUBDIVISION
COVENANTS AND RESTRICTIONS

Whereas it is the purpose and intention of Northern Hills Development to establish a quiet and dignified home area, devoted to residential purposes and uses, free from annoyances and nuisances, and protected against undesirable and unhealthful housing and housing conditions, and,

Whereas the undersigned Northern Hills Development is the owner in fee simple of the following described real estate:

NORTHERN HILLS SECOND SUBDIVISION situated in the Township of Harlem, County of Stephenson, State of Illinois.

Now, therefore, the said owner and proprietor of the premises described hereinabove, does hereby make, declare and impose the following restrictions, conditions and reservations to apply to Lots 1 through 114, inclusive, of the premises described hereinabove:

1. No single-unit one story dwelling shall be built on any lot having a ground area of less than 1100 square feet. No single-unit, l½, 2 or 2½ story dwelling shall be built thereon having a ground area less than 750 square feet. The above dimensions shall not include any garage, breezeway, or one-story open porches that may be built in conjunction with any such dwelling house.

2. No part of the dwelling shall be built closer than the indicated building setback distances shown on the attached plat of said premises. No part of the dwelling house shall be built closer to the side lot line than 15% of the width of the lot at the building setback line.

3. The front and side-lot requirements shall be the same for garages or other structures attached to the dwelling as they are for the dwelling house itself. No detached garage or other outbuilding not attached to the dwelling house shall be closer to the front and/or major street line of said premises than the front lot requirements of the dwelling house itself plus 15 feet, and no such detached garage or other outbuilding shall be closer than 15 feet from the side lot line of the said premises.

4. No pets, livestock, or poultry shall be kept on the premises except cats and dogs. No kennel or other similar enclosure or building designed for the raising of dogs, cats or other animals shall be constructed or maintained.

5. No more than one building, exclusive of detached garages and other similar outbuildings, shall be erected or placed upon any one lot, and such buildings shall never be used or occupied for any other purposes except for that of a private residence; nor shall said property, or any part thereof, ever be used or occupied for trade or business of any kind.
