BOARD MEETING
NOTES
The Board held a meeting on 5 April 2004.
The budget for the balance of 2004 was reviewed and the
plan for 2005.
We have a major problem. Our expenditures exceed our income from dues.
Either we continue with special assessments, or a monthly dues increase
is required. The Board agreed to propose an increase in monthly dues
from $30 to $40.
Several lots have not paid the special assesment. A few have not paid
monthly dues.
Our loan, taken out to bring the dam up to safety standards (see the project), comes due 9/8/05. At which time we have a ballon of approximately $7,600. To minimize the increase in dues, we will see if we can negotiate an extension for the loan. This will be refinancing, and will require several lot owners to AGAIN co-sign the loan agreement.
The issues with lot 61 are not resolved.
Dredging of the catchment pond was discussed. We will determine if this is required. If so Fischer will be asked to take on the job on a time and materials basis.
The concrete spillway has cracks. These were repaired (see
crack project). The concrete continues
to deteriorate. At some point (say in 5 years) it will be necessary
to pour a new surface. Estimated cost at that time $30,000.
A mowing schedule has been published.
We will ask some of the local contractors to drop off broken concrete which we can use as rip-rap to re-inforce the face of the dam. Several work parties will be required to move and place this material.
Last fall we removed about 12 trees. The branches from this effort are in piles and will need to be burnt. Again a work party is required.
Some lot owners want to work on their banks. We will ask if anyone wants teh lake level lowered this summer.
We are fortunate that there has been no significant fish kill this winter.
We plan to place more fish cribs for hatchlings. There will be
two fish counts this year, the first in May. There is no change in
water quality. The carp 'situation' is not improved.
The annual picnic is planned for 7 Aug or rain date 14 Aug. Bring a
dish to pass, chairs and cutlery.
A General Meeting is scheduled for May 19th.
A committee was appointed to select officers for election.
