BY-LAWS OF THE  WILLOW LAKE ASSOCIATION, INC.
NORTHERN HILLS SUBDIVISION

ARTICLE I (Membership)

1. Voting Privileges for Members. The membership of Willow Lake Association, Inc., hereafter referred to as Association, consists of all lake frontage property owners of Willow Lake, located in Northern Hills Subdivision 2, near Freeport, Illinois. Each lake frontage property owner, whose dues and assessments are fully paid at the time of the meeting, is entitled to one vote per lake frontage property owned.

2. Membership Acceptance. No formal application is required for membership to the Association, and acceptance of members is automatic at the time of purchase of a lake frontage property and payment of dues and assessments in accordance with Article I, Section 3, Annual Dues and Special Assessments.

3. Annual Dues and Special Assessments. All lake frontage property owners are required to pay dues and assessments for the sole purpose of lake, dam and/or catchment pond management and improvement. This shall include, but is not limited to the purchase of assets, administrative costs and other expenses as deemed necessary by the Association.

  1. The Association shall have all of the powers set forth in its Articles of Incorporation, together with all other powers established by its By-laws, as well as the power to levy a uniform annual charge (dues) against its members. There will be one annual charge for each lake frontage property owned. This charge may be paid as monthly dues payable on the first of each month. Acting in accordance with the Association’s By-laws, and financial statements, the Board of Directors will determine the amount of the annual dues.
  2. The Association shall have the power to impose a special assessment against its members. Special assessments, not to exceed $50.00 per twelve (12) month period per lake frontage property, may be levied by the Board of Directors as deemed necessary to further the purposes of the Association.
